ThyssenKrupp Real Estate offers a wide range of real estate services and expertise. As the provider of real estate services within the Group, we analyze and optimize the Group’s property portfolio and deliver real estate solutions for ThyssenKrupp companies worldwide.
As one of the world’s leading industrial companies, ThyssenKrupp owns and rents properties at more than 2,000 locations with around 5 million m² floor space and owns more than 75 million m² of land. The Group’s International Corporate Real Estate Management focuses on the strategic development of the ThyssenKrupp real estate portfolio and its usage worldwide.
Working together with the segments and the companies, ThyssenKrupp Real Estate aims to optimize real estate use and support the Group’s core activities as follows:
- Identification and implementation of cost and efficiency opportunities within the Group’s operating real estate assets (e.g. reduction of property & operating costs, portfolio optimization, consolidation of locations, ThyssenKrupp Casa)
- Groupwide real estate clearing system (exploitation of vacancies)
- Disposal of non-operating real estate
- Creation of transparency in the real estate portfolio

International Database
Through the International Real Estate Database, ThyssenKrupp Real Estate collects detailed information on all properties (freehold and leasehold) of the ThyssenKrupp Group worldwide. The enhanced transparency of the Group’s real estate portfolio enables us to analyze and optimize its use. ThyssenKrupp Real Estate manages the access rights to the database and, together with the real estate officers of the segments and the respective companies, is responsible for keeping it up to date.

Functions & services for the Group and its companies
Groupwide real estate clearing system
By means of a comprehensive, continuous and computer-aided exchange of information between the companies, the real estate officers of the segments and ThyssenKrupp Real Estate, it is ensured that properties which become vacant are utilized as far as possible by Group companies. In this way, vacancies and the volume of properties rented and purchased from third parties can be significantly reduced.
Real estate-related surveys and inquiries
ThyssenKrupp Real Estate has a global network of contact persons who are responsible for the management of the ThyssenKrupp properties. ThyssenKrupp Real Estate can access this global network and is therefore the point of contact for inquiries, surveys, or any real-estate related issues within the ThyssenKrupp Group. For example, ThyssenKrupp Real Estate is responsible for identifying and valuating investment properties (IAS 40) on behalf of the Corporate Accounting and Financial Reporting Department.
Portfolio analysis and optimization
Together with renowned real estate service providers, ThyssenKrupp Real Estate analyzes the ThyssenKrupp real estate portfolio in order to identify opportunities for optimization and efficiency enhancement. In close collaboration with the segments and companies, we develop and implement strategies which tap into these optimization opportunities. The following activities can be highlighted within this context:

Analysis of lease contracts: Expiring lease contracts are analyzed in order to develop recommendations on renegotiations or relocations.
- Consolidation of locations (ThyssenKrupp Casa): Synergies and cost efficiency are achieved by bringing together ThyssenKrupp companies which are located in close proximity to each other, which is often the case within large urban conglomerations.
- Disposal of non-operating real estate: By disposing of unused properties that no longer contribute to core business, capital is released and can be re-invested in the Group’s core business.
- Consultancy and support in respect of the management of operating real estate (purchase and sale, renting and letting, valuation and surveying)
Worldwide informationen on property markets
We have access to property market reports on many regions and urban conglomerations worldwide. This information is particularly valuable for helping ThyssenKrupp companies to find new locations and/or appraising their own premises.
